04Monthly cost

What might it cost each month?

Move the sliders to get a rough idea. Your bank, building society or credit union will give you the real figures.

An example, not advice. This is a simple sum, not a loan offer. It leaves out insurance, fees and taxes, and real interest rates depend on your lender and your situation.

Filled in from the home you picked on the map. You can type your own.

Also save for closing costs, such as transfer taxes, registration and your attorney’s fee. Ask your attorney for the figure.

05Buying from abroad

Living in Toronto, London or Florida? You can still buy here.

Here is how it usually works, in plain words. Every buyer is different, so your own attorney has the final word on the legal side.

  • See it on a video call

One of our team walks you through the home and the site on WhatsApp video, at a time that suits your time zone. Ask to see anything: the view, the water tank, the next-door homes.

  • Choose your own attorney

Pick an attorney-at-law in Jamaica to act for you, not for us. They check the title, read the sale agreement and explain it before you sign. We never act for buyers.

  • How the money moves

A reservation fee holds the home. After you sign, you pay a deposit, then the rest when the home is finished, usually from your mortgage. The sale agreement says who holds your money until then. Your attorney will explain it.

  • Stay safe when you pay

Pay only by bank transfer to the account in your sale agreement. Before sending money, call us on 876 555 0135 to check the details. We will never change bank details by email or WhatsApp.

From reservation to keys

  1. Pick a home and reserve itPay the reservation fee. The home is held for you for 30 days.
  2. Your attorney reads the agreementThey check the title and the terms, and answer your questions.
  3. Sign and pay the depositYou can sign at a Jamaican consulate or with a notary where you live. Your attorney will tell you which.
  4. Arrange your mortgageApply to the lender of your choice. We send them what they need.
  5. Final walk-throughCheck the finished home in person or on video, and tell us about anything to fix.
  6. Pay the balance, get your keysThe title is put in your name. Collect the keys yourself or let someone you trust collect them.

This is a general guide, not legal advice. Steps and timings depend on your agreement, your lender and your attorney.

06The area

Cool hills above the city, close to what you need.

Red Hills sits up the hill from Kingston, with green views and an evening breeze. Schools, supermarkets, churches and pharmacies are a short drive down the road.

The gated entrance with a dark sliding gate between cream pillars, a guard house, hedges and royal palms
The entrance. Every visitor stops at the guard house.
  • Gated, with a guard house

One way in, a wall all round, and a guard at the gate.

  • Your own water tank

Every home has its own tank and pump, for when the mains supply is off.

  • Ready for solar

Pipes and roof space are in place, so adding panels later is simpler.

  • Play garden

A shared lawn with swings, a slide and shaded benches.

  • Near schools

Primary and high schools are a short drive away.

  • Shops nearby

Supermarkets, a pharmacy and a gas station down the hill.

Around Hillcrest Rise

  1. Hillcrest Rise, up in the hills
  2. Schools, shops and churches, a short drive down the road
  3. New Kingston, further on
  4. The airport, on the far side of the city

Drive times change a lot with traffic, so we do not quote them. Come and try the drive at the time you would travel.

07Building progress

We build in two phases. Buyers get a short update with photos every month, by WhatsApp or email.

09Questions

Things buyers ask us.

Ask us anything else on WhatsApp. A real person answers, usually the same day.

Can I buy if I live abroad?

Yes. You can view by video, pick your own attorney in Jamaica, and sign and pay from where you live. The “Buying from abroad” section above walks through each step.

What does the reservation fee do?

In this example it is J$500,000. It takes the home off the market for 30 days while your attorney reads the sale agreement. Whether any of it comes back if you change your mind is written on the reservation form, so please read that before you pay.

What comes with the home?

The home as shown on the floor plans, with kitchen cabinets and counters, tiled floors, bathroom fittings, a water tank and pump, and pipes on the roof ready for solar panels. The furniture and appliances in the show home photos are not included.

Is there a monthly maintenance fee?

Yes. All owners share the cost of the guard, the gate, the shared garden and the road lights through an owners’ group (a strata corporation). The sales pack has the current estimate. The owners agree the final amount.

Do you arrange mortgages?

No. Most buyers borrow from a bank, building society or credit union of their choice. We give your lender the documents they ask for, but we do not arrange loans or give money advice.

Can I choose my tiles and cabinet colours?

For Phase 2 homes (numbers 17 to 24), yes, from a short list, if you reserve before the finishing stage starts. Phase 1 homes are too far along to change.

Can I rent my home out?

Yes, within the owners’ rules. Ask us for a copy of the draft rules and have your attorney look at them.
